Where is all the New Construction?

Zillow, Streeteasy and others would love us to believe they have all the listings and that their listing rules apply to everyone evenly, as they are acting in the best interests of the consumer and are not a monopoly, ok? Most people likely know this, but no, they have different rules for different people. Zillow's strict Listing Access Standards (which require standard publicly marketed listings to be posted on an MLS within one business day) generally do not impact direct builder inventory which is exempt from these specific MLS rules unless the property is listed with an agent under a traditional exclusive brokerage listing agreement. Ahhhhh.

So let me correct this: If New Construction accounts for about 10% of home sales annually, we can deduce that up to 10% of all home listings are not visible online on these Big Tech websites, see? Different rules for different people. In some cities, this may be much higher, especially on the high end. Around $12 billion worth of homes costing $4 million or more are sold annually in New York City. One new condo building alone, 80 Clarkson, accounts for about $2 billion worth of this inventory, listed nowhere, not even after contracts are signed. That building alone accounts for roughly 16% of all $4m-plus inventory.

Here is the upside: I'm in the know, I understand the inventory in new buildings and new construction. I know all about it, not just the few units released. I know far more than any Big Tech search engine that monetizes others' hard work via dictatorial policies disguised as consumer concern. I truly serve the consumer best. In this lies opportunity and whenever the consumer is well served, I am certain to prevail.
