The other day a colleague received a call from a client that reminded him once again just how important it is to have buyer's representation. This client is very, very smart, incredibly wealthy, and has bought and sold several properties over time. He was represented by a top-notch attorney. He had decided to go and buy an apartment on his own, without representation. And all was going swimmingly well, till it wasn't.....
So what did he do? He called 'his broker'....my colleague! In the 45 minute conversation they identified so many things he had not considered. He asked dozens of questions. He had misunderstood many things and had made many inaccurate assumptions. He had not asked important questions and had not considered several key factors. My colleague had access to certain non-Google-able information that was invaluable. The list goes on.
It actually surprised him - and reminded him - of just how much value a buyer's agent can deliver. His client was semi-embarrassed. Did he offer to pay me for my colleagues time? Hardly! He is a good person, but of course the world has taught him more recently that we are simply overpaid boiler-room-style-money-
