Don't Sell, Identify Value

After a certain price level, selling in the traditional sense can sound and feel tacky to many. I've always found it's much better to identify real, honest value, and communicate it very clearly and specifically. Chances are the buyer will see a good list of reasons why buying makes perfect sense.

 

So what could you identify that is not blatantly obvious, such as: "This is a Sub-Zero fridge!" Certain things are obvious to the eye, some things do have value when succinctly summarized, but real value is always best identified in the things that may not be easily replicated or are not that obvious. Here are some examples:

 

  • The river view is beautiful, yes, but more importantly, it's on a stretch of just 2 miles where no train/road runs in front of you, thereby eliminating what could be awful noise or distraction to your views.
  • There are 38 windows in this home in total, roughly 500sf of glass, to embrace the light and views.
  • These 14ft ceilings are wonderful, but new height restrictions make this impossible to replicate.
  • The trees in this garden are about 35 years old.  You don't have to wait for trees to grow and mature or incur the expense of planting new trees.
  • This terrace is wonderful because the majority of the wind comes from the north. This one is very protected from the wind, so it's actually usable most of the year.
  • While this view is horrible, installing a ribbed glass that distorts the view but allows light in might resolve an issue that other buyers had not thought about, thereby preventing them from buying an outstanding property, except for that window.
  • This home is equipped with geothermal energy systems and solar.  Your energy consumption is further reduced by advanced insulation, making you virtually immune to the volatile energy markets.
